Walk down Seaport Boulevard this week and the scaffolding at 200 Seaport Blvd is mostly gone. Daily Provisions has been serving crullers and breakfast sandwiches there since May. Salt & Straw opened its 11,000-square-foot scoop shop on July 24, its founders' first Boston location after seven years of looking for the right spot. Life Alive Organic Café was slated for this summer too. For a building that spent years as a construction perimeter, Commonwealth Pier is finally behaving like the mixed-use waterfront destination it was designed to be.
At the same time, Seaport's free outdoor programming is winding down for the season. The food trucks lining Seaport Boulevard run only through October. Seaport Sweat, the outdoor fitness series that's been building for over a decade, just finished moving its Saturday classes from Seaport Common over to Harbor Way for the first time this year. Seaport Sweat's outdoor classes are seasonal, while the food trucks run through October.
The connection is the timing: the restaurant openings are arriving as Seaport's free outdoor programming winds down, shifting the mix of options available this fall.
What's Actually Open at 200 Seaport Boulevard
The pier's tenant roster has been public for a while, but the difference between "announced" and "open" matters if you're deciding where to eat this week.
Open now: Daily Provisions, Danny Meyer's all-day café concept that already has a Harvard Square location, serving breakfast sandwiches, salads, and its signature crullers from 7 a.m. to 9 p.m. daily. Salt & Straw, the Portland, Oregon ice cream chain that debuted a Boston-appropriate opening treat called the Cool Dog, an ice cream take on a New England classic built on 70 percent chocolate fudge and a creme Anglaise base.
Still arriving: Ci Siamo, the Union Square Hospitality Group's Italian restaurant known for stuffed whole trout and pizza bianca with anchovies, was originally expected in 2025 and has slipped into this year's opening wave without a firm date attached. Earls Kitchen + Bar, an upscale casual chain with existing locations at the Prudential Center and Assembly Row, is targeting 2027.
That gap between what's serving food today and what's still a rendering is worth tracking if you live nearby and have been waiting on a specific opening. The pier isn't finished. It's about two-thirds there.
The Free Season Is Already Ending
Seaport Sweat is the piece of neighborhood life that doesn't show up in restaurant coverage but shapes a lot of actual mornings and evenings here. This year marked its 11th season, with more than 100 free classes spanning yoga, HIIT, Pilates, strength training, and dance cardio. Weekday classes stayed on Seaport Common. Saturday classes moved to Harbor Way for the first time, a small logistical shift that matters if you'd built a routine around the old location.
The food trucks parked along Seaport Boulevard carry a hard end date too: daily through October, then gone. Seaport Sweat's free classes are another seasonal part of the neighborhood calendar.
None of this is unusual for an outdoor-programming calendar in New England. This year's calendar includes both the seasonal wind-down of free outdoor programming and new restaurant openings. By November, the food trucks will have finished their October run, while Daily Provisions and Salt & Straw are open at Commonwealth Pier.
Two Weekends Worth Planning Around
Before that quieter season sets in, Seaport has two loud weekends in October.
| Event | Dates | Location | What's new |
|---|---|---|---|
| Harpoon Octoberfest | Oct 2-3 | 306 Northern Ave | 40th anniversary; tickets start at $15, the lowest price since 2007 |
| Boston Rodeo | Oct 16-17 | Seaport (new venue) | Expanded from a one-day, 4,500-person sellout last year to a two-day festival with lower general admission pricing |
Harpoon's Friday-night "Octoberfest After Dark" runs 6 to 11 p.m. with a ceremonial keg tapping at 6:45, while Saturday's traditional Octoberfest runs noon to 7 p.m. with a live band schedule and a 6:30 p.m. last call. The Silver Line SL2 or SL3 connects the brewery directly to South Station, which matters if you're planning to walk home afterward rather than find parking.
The Rodeo's move to Seaport is its second year running, and organizers built out more general admission tiers and lower base pricing after last year's single day sold out. If last year's 4,500-person crowd is any indication, expect Seaport Boulevard and the surrounding blocks to be considerably more crowded on those two weekends than the food-truck-and-yoga-mat rhythm of the summer that just ended.
New Steakhouse Openings in Seaport
Another feature of Seaport's restaurant scene is the range of operators opening here. Maple & Ash, the Chicago-based steakhouse group with locations in Scottsdale and Miami, opened at 131 Seaport Blvd in April. Hawksmoor, the acclaimed London steakhouse marking its third U.S. location after twenty years overseas, is on its way too, arriving with a James Beard semifinalist bar program behind it.
Both are out-of-town operators making their Boston debuts in Seaport, alongside Salt & Straw and Ci Siamo.
Himmel Hospitality Group, the team behind Grill 23, Harvest, The Banks, and Bistro du Midi, is opening two restaurants at Fan Pier in spring 2027: Le Boulevard, a 250-seat Parisian bistro with a large patio at 10 Fan Pier Blvd, and Bar 23, a 75-seat Grill 23 spinoff next door at 11 Fan Pier Blvd built around what chef-partner Robert Sisca describes in The Boston Globe as a steak trinity of Kobe, 100-day ribeye, and dry-aged sirloin. Grill 23 itself has run in Back Bay since 1983, so this is a known operator extending a four-decade track record into new territory rather than a startup bet.
Both remain future additions to the neighborhood.
What This Means If You're Already Here
If you live in Seaport, the practical calendar for the next six weeks looks like this. Harpoon Octoberfest and the Boston Rodeo will be the two loudest, most crowded weekends of the fall, arriving two weeks apart in October. The food trucks on Seaport Boulevard and the last of Seaport Sweat's outdoor classes are on borrowed time, worth using now if you've been meaning to. Ci Siamo and Earls Kitchen + Bar remain the two Commonwealth Pier tenants without confirmed opening dates, so if you've been holding out for either, there's no firm week to circle yet.
For now, residents have a mix of out-of-town operators already open in Seaport and two planned additions from Himmel Hospitality Group to look ahead to in spring 2027.
